I'm Kelli Miller, a Realtor with Compass. I grew up just down the coast in Encinitas, and Carlsbad is one of the cities where I do the most work. It's a big place, with four zip codes and more than 1,100 home sales last year, and prices change a lot between the Village, La Costa, Aviara and the neighborhoods inland. A lot of what I do here is help people figure out which part of Carlsbad fits what they want.

Carlsbad neighborhoods, and what they cost

Carlsbad covers four zip codes, and each one has its own price range. Here's how I think about the different parts of the city. The numbers come from the 1,173 homes that sold in 92008, 92009, 92010 and 92011 over the past year, grouped by MLS neighborhood and street.

The Village and Olde Carlsbad

The walkable part of town near the beach, the Coaster station and the restaurants on State Street and Carlsbad Village Drive. Older single-family homes, newer builds and condos, and prices climb quickly the closer you get to the water.

Terramar and the streets along Carlsbad Boulevard, Ocean Street, Shore Drive and Tierra Del Oro. Only a handful of homes sell here each year, and they include the most expensive sales in the city.

La Costa

The largest part of Carlsbad by number of sales, from condos near the resort and golf course to single-family neighborhoods like La Costa Oaks, La Costa Valley and La Costa Ridge. Parts of La Costa are in different school districts than the rest of the city, so it's worth checking by address.

A master-planned community around the Aviara golf course and Batiquitos Lagoon, made up mostly of single-family homes. Most homes here have HOA dues, and some have Mello-Roos.

Newer master-planned neighborhoods

Bressi Ranch, Robertson Ranch and Rancho Carrillo, with newer homes, community pools and parks. Most carry HOA dues and many have Mello-Roos, so the monthly cost can be higher than the price alone suggests.

The northeastern corner of Carlsbad, near Lake Calavera. 92010 had the lowest median in the city last year, which makes it a good place to start if you want a Carlsbad address and a little more space for the money.

Buying in Carlsbad

Ask about Mello-Roos and HOA dues

Many of Carlsbad’s newer neighborhoods have both. Mello-Roos is a special tax that shows up on the property tax bill, and together with HOA dues it can add a meaningful amount to your monthly payment. I’ll pull the numbers for any home you’re serious about before you write an offer.

Confirm the school district by address

Most of Carlsbad is in Carlsbad Unified, but parts of La Costa are served by Encinitas Union and San Dieguito Union, and some neighborhoods to the east are in San Marcos Unified. It’s a good idea to confirm the assignment for a specific home with the district directly.

Get fully underwritten before you start looking

More than a quarter of last year’s sales closed above asking, and the typical home went from listed to closed in 47 days. When the right house comes up, having your loan fully underwritten ahead of time lets you write a clean offer quickly.

Check the coastal zone rules near the beach

Near the coast, much of Carlsbad is in the California Coastal Zone, so an addition, a second story or an ADU can need a Coastal Development Permit on top of city approval. It’s worth knowing before you write an offer.

Know your numbers early

Carlsbad’s median single-family home sold for $1,865,000 last year, and the median condo or townhome for $925,000. Our mortgage calculator is a good place to start, and I’m happy to connect you with a lender I trust.

Price to what has actually sold

The median Carlsbad sale last year closed at 99.3% of its asking price. With more than 1,100 sales a year, buyers here have plenty of recent sales to compare against, so a home priced in line with its neighborhood usually sells close to asking.

What happens when a home launches too high

Of the 1,173 homes that sold last year, 651 closed below their asking price, and the largest discount was 23.8%. A price reduction also shows up in every buyer’s search, so the first price matters.

Photos and video that show the light

Carlsbad buyers look at a lot of homes online before they tour one. We shoot in the late afternoon, when most homes look their best, and we give the outdoor space as much attention as the kitchen.

Meet Kelli Miller

I grew up in Encinitas, just down the coast, and a lot of my work is in Carlsbad, from La Costa and Aviara to the Village.

I played Division I softball at the University of Vermont, earned my MBA at USC’s Marshall School of Business, and came back to North County to sell real estate here. I have two young kids, so I understand what a move asks of a family, and I always return calls the same day.

Negotiation is the part of the job I’m best at. What my clients tell me they remember most is that nothing came as a surprise. Most of my business now comes from past clients and their referrals, and that means a lot to me.

Last year I ranked 59th in sales volume among more than 20,000 agents in San Diego County. Most of that work is along this stretch of coast, and I’ve closed 15 homes in Carlsbad since 2021. I update the market numbers on this page every month, whether or not I have a home for sale here.

What does a house cost in Carlsbad?

Over the twelve months to September 2026, the median sale across Carlsbad's four zip codes was $1,550,000, across 1,173 homes. Detached houses had a median of $1,865,000, and condos and townhomes had a median of $925,000. By zip code, the median ran from $1,350,000 in 92010 to $1,725,000 in 92008.

What are the Carlsbad zip codes?

Carlsbad has four residential zip codes. 92008 covers the Village, Olde Carlsbad and much of the coast. 92009 covers La Costa, Rancho Carrillo and Bressi Ranch. 92010 covers the northeast, including Calavera Hills and Robertson Ranch. 92011 covers the southwest, including most of Aviara.
