I'm Kelli Miller, a Realtor with Compass, and I grew up in Encinitas. It's really five communities in one city, and prices follow that. Over the past year the median home sold for $2,639,500 in Old Encinitas, $2,230,000 in Leucadia, $3,333,500 in Olivenhain and $1,800,000 east of the freeway, so a lot of what I do here is help people figure out which part of town fits what they want.

Neighborhoods

Encinitas neighborhoods, and what they cost

Encinitas is made up of Old Encinitas, Leucadia, New Encinitas, Olivenhain and Cardiff. Here's how I think about each of them. The numbers come from the 492 homes that sold in 92024 over the past year, grouped by street and MLS neighborhood. Cardiff has its own zip code, 92007, so it has its own page.

West of I-5

Old Encinitas and downtown

The streets around downtown, Moonlight Beach and D Street, plus Crest Drive, Hymettus Avenue and the numbered streets. A mix of beach cottages, newer builds and a few condos, and from much of it you can walk to the beach and the shops on the 101.

Leucadia

North of downtown, from Neptune Avenue on the bluff to the 101 and Vulcan Avenue along the tracks. Leucadia has a more laid-back feel and bigger lots than you'd expect this close to the beach. Neptune Avenue alone had 12 sales, with a median of $4,362,063.

New Encinitas

Most of the homes in Encinitas are east of the freeway, in neighborhoods off Encinitas Boulevard, El Camino Real and Leucadia Boulevard. Mostly single-family homes and townhomes from the 1970s on, with more house for the money than you'll find near the coast.

Olivenhain

Larger lots, horse properties and a quieter, more rural feel, a few minutes inland. Almost everything that sells here is a single-family home, and prices reflect the land as much as the house.

Buying in Encinitas

Pick the part of town first

Encinitas homes sold for a median of $1,970,000 last year, but that covers everything from a $533,000 condo to an $11,150,000 house downtown. Old Encinitas, Leucadia, Olivenhain and the neighborhoods east of I-5 each have their own price range, so it helps to narrow that down before you start touring.

Get fully underwritten before you start looking

A quarter of last year’s sales closed above asking, and the typical home went from listed to closed in 44 days. When the right house comes up, having your loan fully underwritten ahead of time lets you write a clean offer quickly.

Check the coastal zone rules

Much of Encinitas west of I-5 is in the California Coastal Zone, so an addition, a second story or an ADU can need a Coastal Development Permit on top of City of Encinitas approval. Homes on the bluff along Neptune Avenue come with their own rules about setbacks and erosion, so it’s worth knowing before you write an offer.

Plan for the appraisal

In parts of town where only a few homes sell each year, like Olivenhain or the oceanfront on Neptune, appraisers don’t have many comparable sales to work with. I send the supporting sales to the appraiser up front so we aren’t trying to argue value after the fact.

Plan for the age of the home

The median home that sold in 92024 last year was built in 1985, and many near the coast are much older. Original plumbing, older electrical panels and unpermitted additions are common and usually fixable, but it’s much better to price them into your offer than to find them in escrow. Price to what has actually sold

The median Encinitas sale last year closed at 98.9% of its asking price. The 128 homes on the market right now have been listed for a median of 40 days. In my experience, homes priced in line with recent sales on their side of town sell close to asking.

What happens when a home launches too high

Of the 492 homes that sold last year, 291 closed below their asking price, and the largest discount was 25.7%. A price reduction also shows up in every buyer’s search, so the first price matters.

Photos and video that show the light

Encinitas homes sell on light, outdoor space and, near the coast, the ocean. We shoot in the late afternoon, when most of these homes look their best.

A quiet launch, if you’d like one

Meet Kelli Miller

I grew up in Encinitas, so I’ve watched most of these neighborhoods change over the years. I know how different Leucadia feels from Olivenhain, and how much a few blocks can change the price of a house here.

I played Division I softball at the University of Vermont, earned my MBA at USC’s Marshall School of Business, and came back to North County to sell real estate here. I have two young kids, so I understand what a move asks of a family, and I always return calls the same day.

Negotiation is the part of the job I’m best at. What my clients tell me they remember most is that nothing came as a surprise. Most of my business now comes from past clients and their referrals, and that means a lot to me.

Last year I ranked 59th in sales volume among more than 20,000 agents in San Diego County. Most of that work is along this stretch of coast, and I’ve closed 13 homes in Encinitas since 2021. I update the market numbers on this page every month, whether or not I have a home for sale here.

The median Encinitas sale closed at 98.9% of asking, and a quarter of sales went over. With about three months of supply, buyers have some room to negotiate on most homes, while the well-priced ones in the most popular neighborhoods still go quickly.

Prices vary a lot by neighborhood, from a median of $1,800,000 east of I-5 to $3,333,500 in Olivenhain.

What are the neighborhoods in Encinitas?

Encinitas is made up of five communities: Old Encinitas, New Encinitas, Leucadia, Olivenhain and Cardiff by the Sea. Cardiff has its own zip code, 92007. The other four share 92024, which is why a single median price for Encinitas can be misleading.

How long does it take to sell a home in Encinitas?

The typical home went from listed to closed in 44 days last year, which is about two weeks on the market plus a 30-day escrow. Detached homes were a little faster at 42 days, and condos and townhomes took 48. The homes on the market right now have been listed for a median of 40 days.

What schools serve Encinitas?

Encinitas Union School District covers the elementary years for most of the city, and middle and high school fall under San Dieguito Union High School District. Cardiff has its own elementary district. Attendance boundaries are set by address and do change, so it's a good idea to confirm the assignment for a specific home with the district directly.

Why is the asking price higher than what homes are selling for?

The 128 homes listed today have a median asking price of $2,497,500, while last year's sales had a median of $1,970,000.
