I'm Kelli Miller, a Realtor with Compass. Del Mar is less than two square miles, and the price of a home here swings more inside those two miles than in any other town I work in. Over the past year the median sale in 92014 was $3,062,500, but a house in Olde Del Mar had a median of $4,800,000 while a home up in Del Mar Heights had a median of $2,510,000. Most of what I do here is help people work out which part of town they are actually shopping in.

Neighborhoods

Del Mar neighborhoods, and what they cost

In Del Mar the price depends on which side of Camino Del Mar you are on, how close you are to the ocean, and whether you are up on the Heights. Here is how I think about the four parts of town. The numbers come from the 166 homes that sold in 92014 over the past year.

West of Camino Del Mar

Olde Del Mar

The hill north and west of the village: Stratford Court, Ocean View, Balboa, Serpentine, Seaview and Pine Needles. Narrow streets, mature trees, no sidewalks, and the best ocean views in town. This is where the largest sales happen and where the design review process matters most if you plan to remodel.

West of Camino Del Mar

Beach Colony and the numbered streets

Ocean Front, Coast Boulevard and the numbered streets running down to the sand south of the village. A small number of homes trade here each year and they vary enormously, from a walk-to-the-beach cottage to an oceanfront house. Only eight sold in the past year, so comparable sales are thin and pricing takes real work.

The village

Del Mar Village

The blocks around the Del Mar Plaza and the 15th Street shops, including the condo buildings at 1552 and 1562 Camino Del Mar. Mostly attached homes, six of the eight sales last year. This is the most walkable part of town and the easiest way into Del Mar proper.

East of the village and the south end

Del Mar Heights

The mesa along Del Mar Heights Road plus the south end streets near Carmel Valley Road. Mango, Recuerdo, Mira Montana, Cordero, Durango, the Caminito streets and the Via streets above the lagoon. This is where most of Del Mar trades, and where nearly everything under $3,000,000 is.

Single-family, all of Del Mar

A hundred and nineteen detached homes sold in the past year, from $1,400,000 up to the oceanfront sale on Camino Del Mar. They were about seventy percent of everything that traded, which is a higher share than in most beach towns down here.

Forty-seven attached homes sold, with a median of $1,560,000. The least expensive was a one-bedroom on Mango Drive at $518,000. If you want a Del Mar address without a Del Mar house price, this is usually the way in.

Buying in Del Mar

Know which part of town you are in

Olde Del Mar had a median of $4,800,000 last year and Del Mar Heights had a median of $2,510,000. Same zip code, same schools in most cases, very different money. Working out which one fits your budget is usually the first conversation I have with a buyer here.

Expect to negotiate

The median Del Mar sale closed at 97.2% of its asking price, and 114 of the 166 homes that sold went for less than they were asking. That is a meaningfully softer number than Carlsbad or Encinitas. It does not mean every seller will move, but it does mean a full price offer is rarely required.

Budget time for the coastal and design review process

Most of Del Mar sits in the California Coastal Zone, and the city runs its own design review on top of that. An addition or a remodel that would take a few months elsewhere can take considerably longer here. If you are buying something to change, find out what is actually approvable before you remove your contingencies.

Ask about the bluff and the railroad

The train runs along the bluff on the west side of town, and there is a long running public discussion about moving those tracks inland. It affects some streets and not others. I will tell you where a specific house sits relative to all of it.

Look at the Heights if the village prices do not work

Most of what sells under $3,000,000 in Del Mar is up on the Heights or at the south end. You get more house and a quieter street, and you give up the walk to the village. Our mortgage calculator is a good place to start on the numbers.

Selling in Del Mar

Price against your block, not the zip code

A $3,062,500 median across all of Del Mar is close to meaningless for any individual house. Olde Del Mar sells at $1,948 a square foot and the Heights at $1,089. I price from the handful of sales that actually compare to your home, which in a town this small sometimes means going back further than twelve months.

Del Mar homes take longer to sell

The typical sale went from listed to closed in 54 days last year, and detached homes took 58. That is slower than the towns just north. A seller who plans for a longer runway tends to do better than one who panics and cuts the price in week three.

What happens when a home launches too high

Of the 166 homes that sold, 114 closed below asking and the largest discount was 21.6%. Only 30 sold above. A price reduction shows up in every buyer’s search, so the number you launch at matters more here than in a faster market.

A quiet launch, if you’d like one

Photography that handles the light

Del Mar homes sell on light, views and outdoor space. Shooting an ocean view at the wrong hour throws it away. We shoot late in the day, and on the view homes we go back if the marine layer does not cooperate.

Meet Kelli Miller

I grew up in Encinitas, a few towns up the coast, and I have worked this stretch of 101 for my whole career. Del Mar is small enough that the differences between streets matter, and that is the part I enjoy.

I played Division I softball at the University of Vermont, earned my MBA at USC’s Marshall School of Business, and came back to North County to sell real estate here. I have two young kids, so I understand what a move asks of a family, and I always return calls the same day.

Negotiation is the part of the job I am best at. What my clients tell me they remember most is that nothing came as a surprise. Most of my business now comes from past clients and their referrals, and that means a lot to me.

1240 Ladera Linda is a good example of why local knowledge matters in this zip code. The address reads like Solana Beach and most people assume it is, but it sits in Del Mar. I represented the seller, and it closed in January 2026.

13871 Durango Drive was a buyer side deal up on the Heights. It came on the market in April 2026 and we closed it in May.

1515 West Lane was a competitive one. Six bedrooms on a lot of more than an acre, and we got my buyer into escrow and closed in eleven days in the summer of 2022.

I am also representing the seller at 116 Nob Avenue, a five bedroom of about 5,441 square feet currently asking $9,000,000. It is on the market now rather than sold, so it is not in the table above.

The median asking price of the 45 homes for sale in Del Mar today is $4,650,000, well above the $3,062,500 that homes actually sold for over the past year. That gap is mostly a mix problem: 34 of the 45 listings are detached houses, and the detached asking median alone is $5,397,500. It does not mean values jumped by fifty percent.

A buyer has room here, more than up the coast

Del Mar is the softest of the coastal towns I work in right now. The median sale closed at 97.2% of asking, 114 of 166 homes sold for less than they were asking, and the typical home took 54 days from listing to closing. With about three months of supply, a buyer who is patient and well prepared usually has some room. The exception is the well priced house in a part of town where almost nothing trades, and in Del Mar there are several of those.

What does a house cost in Del Mar?

Over the twelve months to October 2026, the median sale in 92014 was $3,062,500 across 166 homes. Detached houses had a median of $3,950,000 and condos and townhomes had a median of $1,560,000. Sales ran from $518,000 for a one-bedroom condo on Mango Drive to $49,999,999 for an oceanfront house on Camino Del Mar.

Why is the median asking price so much higher than what homes sold for?

The 45 homes listed today have a median asking price of $4,650,000 against a $3,062,500 median for last year's sales. Thirty-four of those 45 listings are detached houses, and detached homes are the expensive half of this market. The mix is doing the work, not a jump in values.

Do homes in Del Mar sell for asking price?

Usually a little under. The median sale closed at 97.2% of asking. Of the 166 homes that sold, 114 went for less than they were asking, 22 closed at list and 30 sold above. The largest discount over the year was 21.6%.

Del Mar Union School District covers the elementary years, and San Dieguito Union High School District covers middle and high school. Attendance boundaries are set by address and do change, so it is worth confirming the assignment for a specific home with the district directly.

What is the difference between Del Mar and Del Mar Heights?

Del Mar proper is the village and the streets west of it, down to the beach. Del Mar Heights is the mesa above and east of the village, along Del Mar Heights Road. They share the 92014 zip code, and last year the Heights had a median of $2,510,000 against $4,800,000 in Olde Del Mar. A lot of homes with Del Mar mailing addresses are also in 92130, which is Carmel Valley and a different market again.

Is now a good time to buy in Del Mar?

Compared with the towns just north of here, a buyer has more room in Del Mar right now. Most homes are selling under asking and taking close to two months. That said, Del Mar is small and some streets only see a handful of sales a year, so I look at it house by house rather than drawing a conclusion about the whole town.

Does it help to work with an agent who knows Del Mar?

It helps most with pricing and with boundaries. A home on Stratford Court, a condo at 1562 Camino Del Mar and a house on Recuerdo Drive share a zip code and sell for very different numbers. There are also addresses that read like Solana Beach but are legally Del Mar, which changes the comparable sales entirely.
