I'm Kelli Miller, a Realtor with Compass. I grew up just up the coast in Encinitas, and Solana Beach has always been one of my favorite small towns in North County. It's only about three and a half square miles, but prices change a lot from one part of town to the next. Last year the median single-family home sold for $2,875,000 and the median condo or townhome for $1,542,500, so a lot of what I do here is help people understand exactly what they're looking at.

Neighborhoods

Solana Beach neighborhoods, and what they cost

In Solana Beach, the price of a home depends mostly on how close it is to the bluffs and to Cedros, and on whether it's a condo or a house. Here's how I think about the different parts of town. The numbers come from the 134 homes that sold in 92075 over the past year, grouped by street rather than by any official boundary.

West of the 101

Sierra Avenue and the bluffs

Sierra Avenue, Del Mar Shores Terrace and the streets along the bluff. Almost everything that sells here is a condo, many with ocean views and a short walk to Fletcher Cove. Buildings on the bluff come with their own questions about seawalls and HOA reserves, so the HOA documents are worth reading closely.

Between the 101 and I-5

Cedros and Old Solana Beach

The grid around Cedros Avenue: Nardo, Granados, Rios, Acacia, Marsolan and the streets in between. This is where most of the single-family homes near the beach are, close to the Cedros shops, the train station and Fletcher Cove. It's also where the biggest sales in town happened last year.

Santa Fe Hills

The streets that start with Santa, off Lomas Santa Fe Drive. Mostly single-family homes from the 1970s on quiet streets and cul-de-sacs, with a bit more house for the money than you'll find west of the freeway.

Lomas Santa Fe condos and townhomes

Via Mil Cumbres, Turf View Drive and the complexes around Lomas Santa Fe Country Club. This is the most affordable way into Solana Beach, with one-bedroom condos selling under $700,000.

Eden Gardens

A small, older neighborhood around Valley Avenue and Gonzales Street with some of the most modestly priced single-family homes in town. Only a handful sell each year, so they tend to get a lot of attention when they do.

Buying in Solana Beach

Decide early on a condo or a house

More than half of what sold in Solana Beach last year was a condo or townhome, with a median of $1,542,500. Detached homes had a median of $2,875,000. They behave like two different markets here, so it helps to know which one you’re in before we start touring.

Read the HOA documents on bluff buildings

Several of the condo buildings along Sierra Avenue sit on the bluff. Seawall work, reserve studies and special assessments can make a real difference in what you’ll pay over time. I’ll go through the HOA documents with you before you commit.

Check the coastal zone rules

Much of Solana Beach is in the California Coastal Zone, so an addition, a second story or an ADU can need a Coastal Development Permit on top of city approval. It’s worth knowing before you write an offer.

Get fully underwritten before you start looking

About a quarter of last year’s sales closed above asking, and the typical home went from listed to closed in 45 days. When the right house comes up, having your loan fully underwritten ahead of time lets you write a clean offer quickly.

Plan for the age of the home

The median home that sold here last year was built in 1978. Original plumbing, older electrical panels and past additions are common and usually fixable, but it’s much better to price them into your offer than to find them in escrow. Our mortgage calculator is a good place to start on the numbers.

Selling in Solana Beach

Price to what has actually sold

The median Solana Beach sale last year closed at 98.5% of its asking price. In my experience, homes priced in line with recent sales in their part of town sell close to asking, and homes priced above them tend to sit.

What happens when a home launches too high

Of the 134 homes that sold last year, 87 closed below their asking price, and the largest discount was 18%. A price reduction also shows up in every buyer’s search, so the first price matters.

Photos and video that show the light

Solana Beach homes sell on light, ocean views and outdoor space, and that’s hard to capture at noon. We shoot in the late afternoon, when most of these homes look their best.

A quiet launch, if you’d like one

Meet Kelli Miller

I grew up in Encinitas, just up the coast, so I’ve known Solana Beach for most of my life, from Fletcher Cove to the shops on Cedros.

I played Division I softball at the University of Vermont, earned my MBA at USC’s Marshall School of Business, and came back to North County to sell real estate here. I have two young kids, so I understand what a move asks of a family, and I always return calls the same day.

Negotiation is the part of the job I’m best at. What my clients tell me they remember most is that nothing came as a surprise. Most of my business now comes from past clients and their referrals, and that means a lot to me.

Last year I ranked 59th in sales volume among more than 20,000 agents in San Diego County. Most of that work is along this stretch of coast, and I’ve closed six homes in Solana Beach since 2023. I update the market numbers on this page every month, whether or not I have a home for sale here.

What does a house cost in Solana Beach?

Over the twelve months to September 2026, the median sale in 92075 was $2,203,000 across 134 homes. Detached houses had a median of $2,875,000, and condos and townhomes had a median of $1,542,500. Sales ranged from $695,000 for a one-bedroom condo to $9,150,000.

Why is the median asking price lower than what homes sold for?

The 35 homes listed today have a median asking price of $1,950,000, a bit under the $2,203,000 median of last year's sales. More of what's on the market right now is condos and townhomes, which pulls the asking number down. It doesn't mean prices have dropped by that much.

How long does it take to sell a home in Solana Beach?

The typical home went from listed to closed in 45 days last year, which is about two weeks on the market plus a 30-day escrow. Condos and townhomes were a little faster at 39 days, and detached homes took 49. The homes on the market right now have been listed for a median of 40 days.

What schools serve Solana Beach?

Solana Beach School District covers the elementary years. Middle and high school fall under San Dieguito Union High School District. Attendance boundaries are set by address and do change, so it's a good idea to confirm the assignment for a specific home with the district directly.

Is Solana Beach walkable?

West of the freeway, a lot of it is. Cedros Avenue, the 101, Fletcher Cove and the Solana Beach train station are all close together, and both the Coaster and Amtrak stop at the station. East of I-5 is quieter and more residential, and most people drive.

Is now a good time to buy in Solana Beach?

It depends on what you're looking for. With about three months of supply and most homes selling a little under asking, there's usually some room to negotiate. The best-priced homes in the most walkable parts of town still move quickly, though. I usually look at it home by home rather than for the market as a whole.

Does it help to work with an agent who knows Solana Beach?

It helps most with pricing. A condo on the bluff, a house off Cedros and a home in Santa Fe Hills share a zip code and sell for very different prices, so knowing which recent sales compare to which matters when you're setting a list price or supporting an appraisal.
